A city that keeps growing outwards
Mohali — officially Sahibzada Ajit Singh Nagar, headquarters of SAS Nagar district in Punjab — sits right against Chandigarh's western edge. For years it was thought of as a residential and industrial extension of its neighbour. That is no longer an accurate picture. Over the last couple of decades it has developed its own economic identity: a planned IT City, multiple industrial phases, large private hospitals, higher-education institutions and a steady stream of residential and commercial projects along the airport road corridor and towards Aerocity, Kharar and New Chandigarh.
That growth pattern matters for marketing. Many businesses here are selling to customers who are not local at all — software clients in other states or countries, industrial buyers across North India, families relocating from elsewhere in Punjab, or patients travelling in for treatment. A plan built only around "near me" searches will miss much of the opportunity. Equally, a plan that ignores local search leaves easy enquiries on the table for clinics, shops and service businesses that serve Mohali's fast-growing residential sectors.
The business landscape
IT, software and startups
IT City and the older IT and industrial pockets host software development firms, IT-enabled services, product startups and training companies. Their buyers usually find them through national or global search, LinkedIn, referrals and review platforms, not through the local map pack. What they need most is credible service pages, case-study style content (with real, permission-based examples) and a website that stands up to scrutiny from technical buyers.
Industrial Area phases
The numbered Industrial Area phases hold small and mid-sized manufacturers, fabricators, packaging units, component suppliers and trading firms. Many still rely on personal networks and trade fairs. Their buyers, however, increasingly shortlist suppliers on Google before calling, searching for specific products, materials and specifications rather than company names. We cover this in more depth in our guide on SEO for manufacturing companies in the region.
Healthcare
The city has several large multi-speciality hospitals alongside a dense network of clinics, diagnostic centres, IVF and dental practices. Patients often come from across Punjab and neighbouring states, which means healthcare providers compete both locally and regionally — and must do so within Google's healthcare advertising rules.
Real estate and construction
Residential sectors, plotted developments, group housing and commercial projects continue to come up along Airport Road, around Aerocity and on the Kharar and Landran sides. Developers and channel partners need project-level lead generation, while interior designers, modular kitchen suppliers and home services follow the new homeowners. Our article on real estate digital marketing in this market looks at that cycle in detail.
Education
Knowledge City in Sector 81 houses national research and management institutions, and the wider district includes private universities, schools, coaching centres and study-abroad consultancies. Admissions-driven businesses here face strong seasonality and a lot of competition for the same searches.
How local customers search
A quirk worth knowing: the city uses two addressing systems side by side. Older areas are referred to by Phase (Phase 3B2, Phase 7, Phase 11 and so on), while newer areas are numbered Sectors (Sector 70, Sector 80, Sector 91 and beyond). Residents search using both, and landmarks like "airport road" or "near Aerocity" are common modifiers. Your profile and website should use whichever form your customers actually say, consistently.
Beyond that, searches split into three broad groups:
- Local convenience searches — pharmacies, salons, gyms, restaurants, schools — where proximity and reviews decide the outcome.
- Regional high-value searches — hospitals, IVF, property, higher education — where people compare options across the whole Tricity and read a lot before enquiring.
- B2B and product searches — "CNC machining supplier Punjab", "Laravel development company", "corrugated boxes manufacturer" — where location is secondary and depth of content decides who gets the call.
Channels that tend to work here
| Business type | Primary channels | Supporting channels |
|---|---|---|
| IT and software services | SEO for service pages, LinkedIn | Content marketing, targeted Google Ads for specific services |
| Manufacturers and suppliers | Product-level SEO, B2B website | Google Ads for high-margin product lines, email to existing buyers |
| Hospitals and clinics | Google Business Profile, local SEO, doctor and treatment pages | Policy-compliant Google Ads, reputation management |
| Real estate projects | Google Ads, Meta lead forms | Project landing pages, WhatsApp follow-up, retargeting |
| Local shops and services | Google Business Profile, reviews | Instagram, small radius-based campaigns |
Gaps we often find
Across very different sectors, the same few problems come up repeatedly when we audit businesses in the city:
- Websites built for a brochure, not a buyer. Industrial and IT company sites frequently list "products" or "services" in one line each, with no specifications, use cases, photos or answers to the questions a buyer asks before calling.
- Several Google Business Profiles, or none. Hospitals and multi-branch businesses sometimes have duplicate or unclaimed profiles with outdated phone numbers, while some industrial units have never claimed theirs at all.
- Leads that nobody follows up. Real estate and education campaigns often generate enquiries that sit in a spreadsheet for days. Faster follow-up usually improves results more than a bigger budget does.
- No tracking. Without call tracking and GA4 conversions, it is impossible to say which channel is paying for itself.
How we work with Mohali businesses
We work remotely for most day-to-day execution and meet in person by appointment for discovery workshops, site visits to a plant or project, or content shoots. For manufacturers in particular, a visit to the shop floor often surfaces product details and applications that make much better web content than a brochure does.
Our process is straightforward: audit what you have, agree on the one or two channels most likely to produce qualified enquiries, set up conversion tracking in GA4 and your call system, then build and improve month by month. If search visibility is your main goal, our SEO services for local businesses and B2B firms explain that work in detail. If your website needs rebuilding first — common for older industrial and IT company sites — see our web development services.
Area-level targeting advice
- Separate local and non-local goals. A hospital might target the Tricity for OPD appointments but all of Punjab for a specialist procedure. Run these as separate campaigns and pages, with separate budgets and reporting.
- Match Phase and Sector language. If you are in Phase 5 but customers know your building as "near the Phase 5 market", say so on your website and profile.
- Use the airport corridor carefully. Airport Road and Aerocity have become shorthand for newer, premium developments. They make useful targeting and content hooks for real estate, hospitality and retail — but only if you are genuinely nearby.
- Do not ignore Kharar, Zirakpur-side and New Chandigarh audiences. Many new households live in these fast-growing areas and travel in for work, healthcare and shopping. Decide deliberately whether to include them in your radius.
- For B2B, think in product and industry terms. A component supplier in the Industrial Area should target buyer industries and specifications across India, using the city name mainly for trust and logistics context.
The common thread is precision: knowing which audience each rupee and each page is meant for, and measuring whether it reached them.
