What a project landing page needs

A project page does a different job from a developer's home page. It should load quickly on mobile data, because most property ad clicks come from phones, and answer the questions that stop a buyer from enquiring:

  • Configuration, carpet area and an honest indication of the price approach (exact price, starting price or "on request", depending on your sales policy).
  • Floor plans and a location map with real travel times to schools, hospitals and main roads.
  • Construction status with dated photos or video, not only renders.
  • RERA registration number and the authority's website, placed where people can see them.
  • A site-visit booking option with date choice, plus WhatsApp and call buttons that are tracked separately.

Illustrative example 1: a developer launching a mid-segment residential project gets plenty of Meta leads, but the sales team reports that few answer the phone. RERA and advertising compliance

The Real Estate (Regulation and Development) Act, 2016 shapes what can be advertised and how. We treat these points as requirements, not suggestions, and confirm specifics with your legal team:

  • Registration before promotion. Projects that fall under RERA generally need to be registered with the relevant state authority before they are advertised or marketed. We do not run campaigns for a registrable project without its registration details.
  • Displaying registration details. Advertisements and prospectuses for a registered project are expected to show the RERA registration number and the website address of the authority where details can be checked. That applies to landing pages, social creatives, brochures and video end frames. Where space is tight, such as a small display banner, we plan the creative so the details remain legible.
  • The right authority. Projects in Mohali and Zirakpur fall under Punjab's authority, while Panchkula projects fall under Haryana's. Each authority may issue its own guidance on format, so we check the current directions.
  • Agents. Real estate agents dealing in registered projects are also required to register, and their registration number should appear on their marketing.
  • Accurate claims. Possession dates, amenities, approvals and distances must match what is registered and true. "Assured returns" or similar promises carry serious legal risk.

Do we need to show the RERA number in social media ads?

For a project registered under RERA, advertisements are expected to carry the registration number and the authority's website address, and that includes digital ads and social creatives. Why are our Facebook leads not answering calls?
